1. The soil must be fertile, with good structure and drainage. Loams or light clay soils with a neutral or slightly acidic reaction are ideal.

2. Groundwater level - they should not be closer than 2 meters from the surface to avoid root rot. As well as areas protected from strong winds and frosts.

3. Availability of irrigation sources or proximity to water bodies.

4. Lack of sewer and gas pipes

I hereby inform you that in accordance with the terms of the Memorandum of Understanding dated September 19, 2024, the Representative, in the interests of the Trustee, carried out work to select both demarcated and undemarcated plots for the construction of a plantation of commercial paulownia Shan Tong.

Based on the results of the work carried out to select both demarcated and undemarcated plots owned by the municipality of the village of Ikryanoye, Ikryaninsky District, Astrakhan Region, 7 (seven) plots were selected.

Also, in accordance with the preliminary agreement with the Head of the Administration of the village of Ikryanoye, specialists of the Land Department of the Administration additionally proposed 5 (five) plots for consideration.

The total number of plots reviewed and inspected is 12

Based on the results of the initial inspection of the preliminarily selected plots to be acquired/leased with the right to purchase, together with the Trustee, it was decided to leave for further consideration the plots with cadastral numbers:

To ensure that these areas will be optimally suited for planting paulownia, specialists will visit the sites to analyze the soil and groundwater.


After the analysis, based on the data obtained, a comprehensive report on the condition of the soil and aquifers will be compiled. This will help determine how well the specified areas meet the agronomic requirements for successful cultivation of paulownia.


After completing all the necessary surveys, the next step is to prepare a package of documents for participation in the auction.
